12 Month Graduate Program

CI Australia is offering a fantastic opportunity for those in their final year of study to join our 2022 Graduate Program. 

Based in either our Sydney CBD or North Sydney office, we are looking for a proactive self-starter ready to kick-start their career in the commercial property industry.

You will be working two to four days per week on a 12-month rotation, which will be flexible around your studies, you will rotate through a number of key departments such as tenant representation, asset management, sales, leasing, marketing and research.

We are looking for a full-time Land Economist to join our Research department. The role will review research data analyses and provide feasibility and cash flow studies to assist lessors or buyers in understanding the market to enable them to maximise the value of their investment.

The work will include qualifying and acquiring potential tenants as well as landlord management and deal progression. The role also includes the preparation of submission documents, Information Memorandum’s, reports, data input, maintenance and research.

 

Key duties and responsibilities

  • To advise clients on commercial property valuations and administration of market and financial analysis
  • Develop and implement proposals for commercial properties
  • Analyses of commercial property investments as well as determining values by considering market demand, condition of items, future trends and other factors
  • To assist in utilising and updating of CI’s Listing System
  • To research, collect data and establish facts on current property market trends
  • To develop and implement proposals, submissions, executive summaries and information memorandums for sales and leasing instructions
  • To maintain a high professional and ethical profile in accordance with industry and company standards
  • To attend all department and company meetings as directed
  • To comply with all company policies and procedures

Key Requirements

  • The candidate must be computer literate and possess excellent communication skills
  • The candidate should be conversant with the commercial, retail and industrial property markets

Trust Accounts

This is an exciting opportunity to join our growing Trust Accounting Team based in our Sydney CBD office. This role will be responsible for the accurate invoicing, recording, reporting and reconciling of accounts transactions. You will be comfortable liaising with property owners, tenants and suppliers.

Key Accountabilities:

  • Assisting Trust Accounts with management and maintenance of records in relation to tenancies, building information, owner information, income, expenditure and outgoings within Property Management Information System (PMIS)
  • Assisting Trust Accounts with financial management of CI Australia's property management portfolio
  • Assisting Trust Accounts in the completion of monthly bank reconciliation, balancing control accounts and completing trial balances
  • Assisting Trust Accounts with daily receipting and banking of trust income
  • Assist Trust Accounts with accounts payable process
  • Assisting Trust Accounts with preparing accrual, forecast and variance reports and Trust Accounts audits as required
  • Managing accounts payable software program and support in the role of Accounts Payable Administrator
  • Assisting in the development of procedures and reporting for the efficient operation of the Trust Accounts area
  • Assisting handling creditor and tenant enquiries for Trust Accounts
  • Assisting preparation and running of invoicing, cheque payments (or other payment type) and monthly report processes
  • Assisting with the preparation of Management Proposals
  • Maintaining a high professional and ethical profile in accordance with industry and company standards

Key Competencies:

  • Preferably at least 5 years experience in the commercial, industrial or retail sector
  • Understanding and knowledge of Australian Accounting Standards and Accounting best practices
  • Meticulous and systematic approach to tasks
  • Analytical and effective problem-solving skills
  • Ability to work within deadlines and manage competing priorities
  • Understanding of the Real Estate/Property Management Industry is desirable
  • Knowledge of ADEPT – a property management software, would be advantageous

Commercial Property Management

This is an exciting opportunity to join our Commercial Property Management team based in our Sydney CBD office. This role will be responsible for lease administration support to the Commercial Property Management team. The role will see you liaising with tenants, owners, contractors, and providing services including performance reporting, budgeting and expenditure control and accurate critical date reporting.

Key Accountabilities:

  • Reviewing and entering lease information into specified property database
  • Ensuring completeness of property database records
  • Administering and maintaining tenant compliance records for insurance certificates
  • Assisting in the management of arrears and other lease obligations
  • Assisting in providing clear instructions to third party consultants such as property valuers
  • Assisting in organising repairs and maintenance obligations under the lease
  • Assisting in monitoring and actioning lease critical dates such as rent reviews, lease expiries and options
  • Assisting preparing written responses to matters as required
  • Administering record management including filing and scanning documents
  • Communicating to stakeholders verbally and in writing
  • Maintaining a high professional and ethical profile in accordance with industry and company standards
  • Attending all department and company meetings as directed complying with all company policies and procedures
  • Ensuring completion of the necessary Continuing Professional Development (CPD) points to maintain a valid Office of Fair Trading Real Estate Licence or Certificate

Key Competencies:

  • Minimum 2-3 years’ experience in Commercial Property Lease Administration
  • Understanding and knowledge of commercial, retail and industrial property markets
  • Meticulous and systematic approach to tasks

  • Maintain a strong customer service ethic

  • A sound working knowledge of the Retail Leases Act will be preferred
  • Knowledge of ADEPT – a property management software, would be an advantage
  • Knowledge of myBuildings – a facilities management system, would be an advantage
