Sydney is currently a landlord's market - and with vacancy at a historical low – it’s critical for tenants to be able to move for the right space, at the right time.
Being represented by an independent tenant representative who can not only reveal the full scope of options available within market, but negotiate on terms and rising rents, goes a long way.
This is the consistent feedback that CI Australia's Tenant Representation Services (TRS) team receive from clients across the country, who have successfully partnered with us to reach their property goals. And our modest yet growing team are proud to report a number of successes over 2018 and an increasingly diverse client base.
"Despite only having been operating as an established service offering here at CI for less than two years, we are so proud of what we have been able to achieve for our firm and our clients in this short amount of time," said Beau Stewart, CI's Director of Tenant Representation Services. "As a boutique agency, our clients value our authenticity and ability to tailor our offering to meet their requirements, which is often not available with the larger firms. This has opened the door for a number of our successes so far this year."
In February 2018, our team partnered with social media agency HelloSocial in its search for flagship office space. It was to be the agency's first established and branded office - a symbol of their growth and success thus far. Leasing approximately 300 square metres of creative, functional and flexible office space in the creative hub of Surry Hills, at 285A Crown Street, our team provided tenant representation services on their preferred building including pre lease due diligence and lease negotiations on the three-year deal.
CI Tenant Representative Talia-Bacot Keating, who represented HelloSocial with colleague Beau Stewart, said "We were able to deliver significant cost savings for HelloSocial in the form of negotiating on additional incentives and delivering an in-budget solution.
“Rent in Sydney has risen significantly and is forecast to continue doing so. It's our role as independent tenant advisors to help our clients deliver on a holistic property strategy that accounts for their business needs and the market, not only now but in the future."
Our team is also well versed in large-scale transaction management, evidenced by the successful lease renewal for international freight forwarder Henning Harders in April 2018. Now occupying an expanded and more flexible tenancy of 1,430 square metres within their headquarters at 100 William Street, Woolloomooloo, our TRS team also negotiated the expansion of the space and signage rights for the seven year lease.
Mr Stewart had represented Henning Harders previously and in fact, was the operative responsible for helping them relocate from their 15-year home to 100 William Street tenancy initially, seven years prior, before he joined CI. This represented both repeat business for Mr Stewart and CI's dedication to client service excellence.
Of the lease, Ms Bacot-Keating said, "This new tenancy allows Henning Harders more flexibility to account for future business growth and the addition of signage on the building ensures strong brand visibility and presence across East Sydney.”
Our Tenant Representative team also has a track record of successfully representing clients in the media and entertainment, pharmaceutical and automotive industries, with major Australian brands such as Southern Cross Austereo, Toyota, Reckitt Benckiser and Johnson&Johnson as clients.
We offer a full suite of tenant representation services including market rent reviews, financial analysis, expansion rights, needs analysis, building upgrades and more across Australia.
