Exciting mixed-use development heralds new era for Blacktown’s City Centre

Tuesday 04 August 2020

A transformative, large-scale commercial and retail development in the evolving Western Sydney suburb of Blacktown is being offered for lease by CI Australia (CI) on behalf of valued client Blacktown City Council (BCC).

Currently on track to be completed in early 2021, the 'Warrick Lane' redevelopment will see the emergence of a new mixed-use precinct offering retail and commercial office opportunities, anchored by a new public plaza to be enjoyed by the community and future occupants alike.

Bound by surrounding natural parkland, the development will integrate seamlessly into the existing natural environment, while helping to define the new-look streetscape of Blacktown – part of the wider transformation of Blacktown’s City Centre currently underway, being led by BCC. Interconnected to Blacktown's Main Street, Warrick Lane will be supported by major transport networks and is easily accessible via the M4, M2 and M7 motorways. It is conveniently positioned 400 metres from Blacktown Train Station, and offers a 450-space underground car park to support a number of commuting options.

Warrick Lane will offer ground-floor retail opportunities from 40sqm up to 150sqm* that can cater for a range of food and beverage providers. The commercial office space will be set over Levels 1-3 of the development, and will suit a number of various tenancy sizes, from 150sqm up to 950sqm* (approximate figures, subject to final survey).

CI's Director of Commercial Leasing Ben Kardachi, the exclusive leasing agent, said "Thanks to the ongoing efforts of BCC to invest in its local community, Blacktown is a undergoing an exciting transformation that will strengthen its desirability among current and future residents, visitors and commercial businesses. In addition, Blacktown is well serviced by a number of transport and infrastructure services and is a key part of the growth of wider Western Sydney precinct. Warrick Lane is in the heart of this and will provide tenants with a unique opportunity to experience the benefits of this strategic Western Sydney location."

Acknowledging the impacts of COVID-19 on many tenants' businesses, Mr Kardachi said the development's expected delivery timeframe was 2021, allowing time for prospective occupants to re-consider their future commercial requirements that may have shifted.

Warrick Lane is being leased by an expression of interest, closing 4pm, Monday 31st August 2020.
